How is the 24 % inc. tax commission calculated?
It applies to the net rental revenue (collected rents, excluding tourist tax paid to the town hall and excluding cleaning fees billed to the guest). No hidden percentage, no additional agency fees.
Why a monthly subscription on top of the commission?
The subscription funds the tools, protections and fixed services that don't depend on revenue: guest deposit, HostProtect insurance (Serenity and Sovereign), owner site (Sovereign). It's what allows us to guarantee a complete infrastructure rather than à-la-carte service.
Can I change plan during the year?
Yes, at any time, without fees. You can move from Essential to Serenity or Sovereign as soon as your needs evolve (new property, high-exposure season, desire for more independence).
What exactly does HostProtect insurance cover?
HostProtect covers guest-caused damage up to €50,000 per claim. Included: material damage, theft, vandalism, bed bugs (up to €10,000), guest re-housing in case of major incidents, dispute assistance. Coverage starts as soon as the property is taken under management on the Serenity or Sovereign plan.
Does the owner site really belong to me?
Yes. The intellectual property and domain name are in your name. If our collaboration ends, the site stays with you, with transition support (data export, technical transfer).
When do I receive my payout?
Automatic monthly transfer on the 15th of the month for the previous month's income, with a detailed statement: gross revenue, deductions (commission, subscription, any fees), net paid.
Are there any hidden fees?
No. Our pricing fits in three clear lines: (1) 24 % inc. tax commission on rental revenue, (2) monthly subscription per plan (€39.99 · €59.99 · €89.99), (3) one-time setup fee of €299 at the start of the contract, all plans included. The €799 owner site setup is an add-on, only for the Sovereign plan.
What do the €299 setup fees cover?
These fees — paid once at the start of the contract — cover all launch work for your activity: full property audit, professional photo shoot, multilingual listing copywriting, platform setup, management tools setup, and town hall declaration support (registration number, change of use if applicable). It's an investment that secures the entire start-up.
What exactly is the guest deposit?
A deposit held at guest arrival (amount tailored to your property), blocked during the stay, released at check-out after inspection. For minor damage, it's used first. For significant claims, HostProtect insurance takes over (Serenity and Sovereign plans).
What happens if I exceed 90 / 120 rental days?
In Marseille, the cap is 90 days per year since 2025. In other communes, 120 days by default. We track your counter in real time and alert you before any overrun. Beyond that, your property requires a change-of-use authorisation — we handle the process.
How long does it take to start?
For Essential and Serenity: 7 to 14 days after property audit (photo shoot, multilingual listings, going live). For Sovereign: count 30 additional days for the full creation of the owner site.
